Baldwin Real Estate Service was established in 1973 and is one of the largest independent real estate firms serving the San Gabriel Valley and the Inland Empire with more than 70 agents. The company is comprised of three divisions, Traditional Sales, Property Management and Corporate Services. The Corporate Services Division includes Baldwin’s Builders Service Department (BBS) that has provided land acquisition and new home sales for builders/developers for over 30 years. BBS has produced more than 5,000 building sites for new homes for small to medium size clients and has successfully marketed each project.

Land Acquisition

BBS identifies projects for acquisition and sells more than 170 residential building sites each year. BBS identifies and evaluates projects, assists with the government entitlement process and presents qualified projects to builder/developer clients.

· Identify and evaluate potential residential development projects.

· Prepare development plans to determine the yield of new building sites.

· Estimate the costs of development

· Determine finished product and sales prices

· Prepare and negotiate purchase agreements for BBS clients

· Assist the client in the entitlement process with the governing agency

· Manage the transaction to a successful close


New Home Marketing and Sales

BBS offers its clients complete marketing and new home sales programs that have proven successful for 30 years. Current and past clients include over 35 builders, developers, financial institutions and investors.

· Product review and recommendations to meet current market conditions.

· Establish and monitor pricing throughout the sales program

· Develop marketing theme, materials and program

· Provide on-site and off-site signage to produce maximum exposure

· Provide on-site marketing materials

· Provide experienced, bi-lingual (where necessary) sales agents for an on-site representation

· Advertise prominently in the Los Angeles Times “Home” section and in the San Gabriel Valley News Group papers

· Post the project information on www.baldwinnewhomes.com

· Negotiate all offers to purchase

· Manage the transaction
